Choose the scope from the condition of the whole deck. Visible board wear, isolated damage and widespread structural deterioration call for different comparisons.

Repair a defined problem

Repair can address specified damage when the remaining deck is suitable. An assessment should connect the symptom to its cause: a moving railing may involve the post attachment, and a damaged board may sit above deteriorated support.

The proposal should name the components, material and connections being corrected. Surface renewal can follow necessary repair, but a coating does not restore structural strength.

Redeck suitable framing

Redecking replaces the walking surface while retaining structural parts assessed as suitable. Identify what stays and what changes. Review the house connection, supports and stairs along with the joists.

New composite or PVC may have different support and fastening requirements. Include corrections and stair work with the new boards. Above-joist drainage can also make the board-removal stage useful for a coordinated installation.

Rebuild a broader problem

Full replacement is worth comparing where deterioration is widespread or a different layout is needed. It should address demolition, debris removal, supports, frame, surface, rails and stairs as applicable.

Reusing an old footprint does not establish that old foundations or connections can remain. The new design and existing condition determine the scope.

Understand the assessment

A contractor may need access beneath the deck or removal of boards to establish hidden conditions. Ask how findings and scope changes will be recorded. Do not rely only on the parts visible from above.

If there is movement, a failing stair or a loose guard, avoid the affected area until it has been assessed. Describe those symptoms when making the inquiry.
